The Queen Anne Historical Society’s 2025 Preservation Award for Outstanding Adaptive Reuse was presented to West Canal Yards.

West Canal Yards is a complete renovation and adaptive reuse of two concrete seafood warehouses on the Lake Washington Ship Canal, originally constructed in the 1950s and 1970s.

In total, the project created 181,000 leasable square feet intended for maker spaces, marine-related uses and public-facing businesses. Traver Gallery moved from its home near Pike Place Market to be one of the first tenants last year, and the development has attracted interest from a brewery, tap room, other galleries and a variety of small businesses. Suites feature abundant natural light, high ceilings and a large landscaped outdoor area at the water’s edge.

The West Canal Yards project aims to give the waterfront to the community and bring new life to this part of Queen Anne. The West Canal Yards project reflects not only an architectural transformation but also the reimagining of a neighborhood.
